Many homeowners wait to try to sell their homes until the spring. Here are a few thoughts about why listing sooner may be better.

Why Listing Your Home Ahead of The Spring Market Can Be A Good Idea

Ask anyone and they will tell you the best time to sell a house is in the Spring, typically between mid March and June. This trend started decades ago as agents
would wait until the Spring to list homes because:

  • The weather improved and homes show better in full bloom
  • Consumers holed up in their homes over the winter were itching to get out there to see open houses
  • Timing of the school year. (Most parents want to change school districts in the summer causing as little disruption for their kids as possible.)

While statistics will show that more homes are sold in this time period than any other three month period of the year, some would argue that late January or early February may be even better. Our experience has shown that January and February are great months for listing and buying – there is a lot less inventory competition for sellers, there is pent up demand of buyers out there who have been house hunting since the fall and the buyers who are out there looking in the cold weather are typically serious qualified homebuyers.

Lets take Chartwell On The Severn in Severna Park as an example. There were 27 sales in Chartwell in 2012, just a tad more than two per month.  That’s a lot of activity for one neighborhood, even though it’s a big one. Right now there are five homes on the market in the same neighborhood – threeof which have been on the market for over six months and two for over three months.  We can assume any serious buyer would have already seen these homes online or in person and ruled them out for one reason or another.

Last January three homes were listed for sale in Chartwell –they went under contract in one, five and 38 days.

If a home listing in Chartwell  in decent condition that is priced appropriately would pop on the market in the coming days we can almost guarantee three things – a surge in online web visits on the listing, high volume open house traffic and numerous showings. We have listed a Severna Park home in a desirable water oriented community this year and in the first seven days we’ve had over 15 showings.
